What is the difference between gross and net yield?
Gross yield uses rent before expenses. Net yield deducts vacancy and operating expenses before comparing income with the purchase price.
Is positive yield the same as positive cash flow?
No. Mortgage payments can make monthly cash flow negative even when the property has a positive unlevered yield.
