How to read a loan repayment schedule
The Amortization Schedule shows the details of each payment for the duration of the loan. It consists of 6 main columns:
- Installment: The order of the lottery from 1 to the last one.
- Date: The due date of each instalment.
- BODY WORKS: Total monthly payment (fixed for the duration of the contract)
- & Fund: The portion of the instalment that is depreciated (increasing over time)
- Interest: Interest portion of the instalment (decreasing over time)
- Balance: The principal outstanding after that instalment.
The benefits of a repayment schedule
- Accurate long-term financial planning.
- Know the early closure balance (the balance at the desired period)
- Compare the effect of the additional repayment on the total interest.
- Check the bank statement.
- You're using it to file for a bank loan or a home interest tax.
Calculations
Use the PMT formula for capital and interest decrease: Capital = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ − 1] where P = capital, r = interest rate per month, n = number of instalments. Interest per instalment = balance before instalment × r capital decrease = capital − interest for that instalment.
