Specific business tax 3.3% is used when the seller holds assets for less than 5 years or has a name in the house registration for less than 1 years. Stamp duty 0.5% is used when the seller holds assets for more than 5 years and has a name in the house registration for more than 1 years. Both of these are paid only.
Who pays the transfer fee?
The buyer generally pays 2% a transfer fee and a mortgage fee. The seller pays specific business tax or stamp duty. But in practice, they can agree among themselves on who pays which part.
What is the difference between the appraised price and the purchase price?
The appraised value is the price set by the Treasury Department. Transfer fee is calculated from the appraised price. The specific business tax is calculated from the higher price between the appraised price and the purchase price.
What are mortgage fees?
Mortgage fee is the fee for mortgaging land/house as collateral for the loan. The rate is 1% of the maximum loan amount of 200,000 baht. In the case of not taking out the loan, you do not have to pay this part.
What is the rate for transferring a house in the year 2026?
